We’ve been roofing for over 25 years, and a good share of that work has been on industrial and commercial buildings. In that time we’ve learned one thing that shapes every job we take on: the right answer for your roof is rarely the most expensive option, and it is never the one recommended before anyone has actually looked at it.

So we start every enquiry with an honest on-site assessment. We look at what your roof is made of, how it is performing and what the building actually needs — a targeted repair, a restoration, or a full replacement. We explain every option in plain language before we make a recommendation.

If you own or manage an industrial property and you’re dealing with a leak, visible corrosion, or you simply don’t know what condition the roof is in, the right starting point is an inspection — not a quote for work you may not need.

Before we set foot on site, here are the details most property managers need first: all our tradespeople are qualified and licensed Roof Plumbers and Roof Tilers, we carry plumber’s insurance and public and product liability cover up to $20 million, we hold WorkCover, and all our work sites comply with Worksafe Victoria requirements.

Tell us about your property using the Get A Free Quote form on this page, or call Lisa now on 0412 069 632. Our operating hours are Monday to Friday 7am–5pm and Saturday 8am–12pm.

Industrial Roofing Services

Industrial buildings are usually large-span metal roofs, and metal roofing is our specialty. Here is the work we carry out.

Industrial Metal Roof Restoration

Where an industrial metal roof has surface corrosion and chalked paint but the sheeting underneath is still sound, restoration extends its life for considerably less than a replacement. It is largely a surface process — clean, treat, prepare and recoat — and the building stays weathertight throughout.

Restoration protects steel that is still doing its job. It cannot bring back steel that has already gone. Once corrosion has eaten through into the base metal — perforation you can push a screwdriver through, crumbling at the laps, rust bleeding along a whole run of fasteners — a coating over the top is cosmetic, and it will fail in the same places. We’ll tell you which of the two you have.

Industrial Roof Repairs

The failure most property managers see first is corrosion at the fastener and lap lines. Industrial metal roofs are fixed with thousands of screws, and each one is a small penetration through the sheet. As washers perish under UV, water wicks under the sheet at the lap, sits where it never dries, and corrodes the sheet from below. By the time a stain appears on the floor inside, it has often been running for years — which is why a proper inspection looks at the underside, the laps and the flashings, not just the visible surface.

Our repair work covers leak detection and sealing, replacement of damaged or corroded sheeting, flashing and capping repairs, gutter and downpipe repairs, and assessment and repair of weather damage. Repairs are booked in and carried out within our operating hours, and we agree access with your site manager in advance.

Industrial Roof Replacement

When the sheeting is heavily corroded or the roof is at the end of its service life, replacement is the right recommendation. We replace industrial roofs in Colorbond steel, galvanised steel and flat metal.

A replacement is staged bay by bay, with sheets lifted and re-laid in sections small enough to close in before the end of each working day. Where a facility cannot tolerate an open roof over a particular area, we plan the staging around it and set the sequence out in your written quote.

Colorbond and Galvanised Steel Roofing

Colorbond steel is engineered for Australian conditions and handles the temperature swings, driving rain and industrial exposure this climate produces. Every Colorbond and steel roof we install carries a 20 year materials warranty from Bluescope Steel, alongside our 10 year guarantee on workmanship.

Galvanised roofing gives robust, cost effective performance where heavy-duty durability is the priority, and we supply and install it new as well as replacing aged galvanised systems. We also install and restore flat metal roofing on low-pitch industrial and commercial buildings.

Gutters and Downpipes

A large industrial roof puts a great deal of water through its guttering. Blocked, corroded or failing gutters back water up against flashings and sheet ends until it finds its way inside, and the internal damage costs far more than the guttering did. We repair and replace gutters and downpipes, and we do that work as part of a re-roof or restoration rather than leaving it as a separate job.

Roof Cleaning and Preventative Maintenance

Moss, lichen and debris on an industrial roof are more than a cosmetic problem. Organic growth holds moisture against the surface and accelerates corrosion on metal roofing. Pressure cleaning is always completed before any recoating or restoration, because coatings only bond to a clean, sound substrate — skipping that stage is the most common reason a restoration lifts and flakes within a few seasons. We match the pressure and technique to the material so the preparation doesn’t damage the surface it is meant to protect.

Pressure cleaning is never carried out on asbestos cement roofing. High pressure water breaks the surface apart and releases fibres. Where a roof is or may be asbestos cement, we assess it for removal and replacement instead.

Tile Roof Restoration, Repointing and Re-bedding

Some older industrial and commercial buildings carry cement or terracotta tile roofs, and we restore those too. Repointing and re-bedding restore the mortar that holds ridge capping in place, which cracks over time and lets water into the roof structure. We replace deteriorated mortar with a flexible pointing compound designed to move with the temperature cycles here.

Asbestos Roof Removal and Replacement

Many older industrial and commercial buildings still carry asbestos cement roof sheeting. It cannot be overlaid or patched. We remove it and replace it with a new Colorbond roof, so the building comes out of the process with a modern, long-lasting metal roof rather than a patched one.

All removals are carried out in accordance with the Victorian Occupational Health and Safety Act, EPA requirements and Worksafe Victoria guidelines. Our team holds Asbestos Awareness certification (10314NAT) and we operate a Cm3 qualified health and safety management system. The team wears full protective clothing, respirators and gloves throughout. The area is thoroughly cleaned and vacuumed after removal, and all material is disposed of in accordance with environmental regulations. An Asbestos Clearance Certificate is issued on completion.

We do not repair or restore slate, and we do not replace slate with slate. Where a building has an old slate roof, we remove it and install new Colorbond.

What Our Industrial Roof Inspection Covers

Michael Lanyon leads assessments personally. When we arrive we’re not starting with a system in mind — we’re starting with your roof as it actually is.

  • Full surface inspection of the existing sheeting, coating or tiles
  • Fastener, washer and lap condition, including corrosion working from the underside
  • Flashings, cappings and penetrations
  • Gutters, downpipes and drainage performance, including where water is sitting
  • Any areas of active or historical water ingress
  • A written report with photographs, provided before any recommendation is made

If the inspection confirms the roof is performing well, we’ll tell you that too.

How the Job Runs

  1. Contact us. Call 0412 069 632 or complete the enquiry form and tell us about the building and what you’ve noticed.
  2. Free on-site inspection. We attend, inspect the roof properly and document what we find.
  3. An itemised written quote. You get a plain explanation of each option — repair, restoration or replacement — and an itemised written quote. No pressure, no upselling.
  4. We complete the work. Our qualified and licensed Roof Plumbers and Roof Tilers carry out the agreed scope. If we find something extra, we discuss it and agree the cost before a single additional hour is spent.
  5. We leave the site clean. A full site clean at the end of every day, a final inspection with you on completion, and your warranty and compliance documentation in writing.

Our prices are competitive and we are upfront about cost. A lower quote for the wrong work rarely turns out cost effective — what we’re aiming for is value for money over the full service life of the roof.

Insurance, WorkCover and Site Access Compliance

Property managers usually need our compliance position in writing before they can grant site access, so here it is in one place:

  • Public and product liability cover up to $20 million
  • Plumber’s insurance
  • WorkCover
  • All work sites comply with Worksafe Victoria requirements
  • Cm3 qualified health and safety management system
  • All tradespeople are qualified and licensed Roof Plumbers and Roof Tilers
  • Compliance Certificate issued by the Plumbing Board on completion

We can also carry out work funded by an insurance claim. We don’t provide claims advice, advocacy or documentation support — your insurer is the right source on questions of coverage — but once the claim is settled we can complete the roofing work.

A Small Leak Rarely Stays Small

One thing 25 years has taught us: the cost of an honest assessment now is almost always lower than the cost of a reactive one later. An isolated leak ignored through one wet winter can turn a straightforward repair into a full replacement. If you’ve noticed a water stain on a ceiling, rust bleeding along a run of fasteners, or a gutter backing up after rain, the right move is to have it looked at rather than wait and see.

Frequently Asked Questions

What is industrial roofing and how does it differ from commercial roofing?

In practice the difference is scale and access rather than trade. Industrial buildings tend to be large-span metal roofs with long gutter runs and roof areas measured in thousands of square metres, where corrosion management and staging the work around an operating site matter as much as the roofing itself. Commercial buildings are often smaller and more varied in material. We work on both, and the materials — Colorbond, galvanised steel, flat metal and tile — overlap considerably.

How do I know if my industrial roof needs repair, restoration or replacement?

If the damage is localised and the sheeting is structurally sound, a targeted repair is often all that’s needed. If the surface has weathered but the steel underneath is still doing its job, restoration extends the roof’s life for much less than replacement. If the sheeting is heavily corroded or the roof is at end of life, replacement is the honest answer. Our on-site inspection is what determines which of the three you have, and we’ll show you the evidence behind the recommendation.

How do you handle asbestos roof removal on an industrial site?

In accordance with the Victorian Occupational Health and Safety Act, EPA requirements and Worksafe Victoria guidelines. Our team holds Asbestos Awareness certification (10314NAT) and the business operates a Cm3 qualified health and safety management system. Full protective clothing, respirators and gloves are worn, the area is cleaned and vacuumed after removal, and the material is disposed of under regulation. An Asbestos Clearance Certificate is issued on completion, and the roof is replaced with new Colorbond.

What roofing materials do you use on industrial buildings?

Colorbond steel, galvanised steel and flat metal. Colorbond is engineered for Australian conditions and carries a 20 year materials warranty from Bluescope Steel; galvanised is the choice where heavy-duty durability is the priority. On buildings with tile roofs we carry out cement and terracotta tile restoration, repointing and re-bedding.

How long does an industrial roof replacement take?

It depends on the roof area and site access, so rather than quote a generic timeframe we give you a realistic one at the assessment, then confirm a start date and schedule before work begins. Restoration and repair scopes are generally faster than a full replacement, and we keep you informed as the job moves.

What warranty and insurance cover do you provide?

Workmanship is covered by a 10 year guarantee. Colorbond and steel roofing carries a 20 year materials warranty from Bluescope Steel. On completion we issue a Compliance Certificate from the Plumbing Board. For site access, we carry plumber’s insurance, public and product liability cover up to $20 million and WorkCover, all our work sites comply with Worksafe Victoria requirements, and every tradesperson is a qualified and licensed Roof Plumber or Roof Tiler.

What are your operating hours?

Monday to Friday 7am–5pm and Saturday 8am–12pm. All inspections, repairs and project work are booked in and carried out within those hours, urgent repairs included. We give you a confirmed attendance time rather than a vague window.

How can I tell whether a roofing recommendation is sound?

Ask for the evidence behind it. A recommendation for full replacement should come with a written inspection report and photographs showing the condition of the roof, and an explanation of why repair or restoration wouldn’t hold. We always show property owners exactly what we found and why we’re recommending a particular scope. If a quote arrives without an inspection report behind it, ask for one.
