If your industrial roof is leaking, the damage rarely stays on the roof. Water tracks across the roof frame and down into racking, stock, plant and switchboards — and the longer it runs, the more it costs. We’ll inspect the roof thoroughly and give you an honest assessment of what is actually needed. First Class Roofing has been carrying out industrial roofing across Melbourne for over 25 years.
We are a Melbourne roofing contractor specialising in industrial and commercial metal roofing — Colorbond, galvanised steel and flat metal systems — across the inner north and the wider metropolitan area. All of our tradespeople are qualified and licensed Roof Plumbers and Roof Tilers, we carry public and product liability cover up to $20 million, and all our work sites comply with WorkSafe Victoria requirements.

From Carlton to Collingwood, Fitzroy to Coburg, we look after industrial and commercial buildings across Melbourne with durable roofing built for Australian conditions — and we leave every site clean and tidy, with no surprises from first contact to final handover.
Industrial roofing is not the same as residential roofing. Large-span metal roofs, long gutter runs carrying enormous catchment areas, and corrosion management across thousands of square metres are a different job to a suburban re-roof, and the work has to be staged around a building that is still operating.
The failure most property managers see first is corrosion at the fastener and lap lines. Industrial metal roofs are fixed with thousands of screws, and each one is a small penetration through the sheet. As washers perish under UV, water wicks under the sheet at the lap, sits against the underside where it never dries, and corrodes the sheet from below. By the time a stain appears on the floor inside, the deterioration has often been running for years. That is why a proper inspection looks at the underside, the laps and the flashings — not just the visible surface.
Michael Lanyon leads assessments personally, and works to a clear principle: diagnose the problem correctly, recommend the right solution rather than the most expensive one, and deliver workmanship that lasts. Across residential, commercial and industrial projects throughout Melbourne, we have seen most of what this climate does to a metal roof and we know how to resolve it properly.
You get a detailed, itemised written quote after the inspection, so you can see exactly what is included. If the scope changes once work is underway, we tell you before we proceed, not after.
We’ll inspect your roof thoroughly — no pressure, no upselling, no surprises. We’ll assess your industrial or commercial roof, explain every option and give you an honest recommendation. Whether the roof needs repairs, restoration or full replacement, you’ll know where you stand before you commit to anything. The inspection is free and there is no obligation to proceed.

Metal roofing is the most common system on industrial buildings across Melbourne, and it is our specialty. Metal roof sheets corrode over time under UV exposure and moisture, and left untreated that corrosion turns into leaks and internal damage.
We restore and replace metal roofing on industrial and commercial buildings of all sizes throughout Melbourne and its suburbs, including Collingwood, Coburg and Fitzroy. We assess the extent of the corrosion, then tell you whether restoration — clean, treat, prepare and recoat — or full replacement delivers better long-term value.
The distinction matters more here than on a domestic roof, because the two jobs interrupt your operations very differently. A restoration is largely a surface process and the building underneath stays weathertight throughout. A replacement is staged bay by bay, with sheets lifted and re-laid in sections small enough to close in before the end of each working day. Where a building cannot tolerate an open roof over a particular area, we plan the staging around it and set the sequence out in your written quote.
Colorbond steel is our first recommendation for full roof replacement on industrial and large commercial buildings across Melbourne. It offers strong durability and corrosion resistance across large roof spans, and it is engineered for Australian conditions.
Every Colorbond and steel roof we install carries a 20 year materials warranty from Bluescope Steel, alongside our 10 year guarantee on workmanship. Where the work involves roof plumbing, you also receive a Compliance Certificate issued by the Plumbing Board. Those are the figures, and they’re set out in your written quote — you don’t have to wait until the job is finished to find out what you’re covered for.
We also supply and install galvanised roofing where heavy-duty durability is the priority, and we install and restore flat metal roofing on low-pitch industrial and commercial buildings.
| Roofing System | Best Suited For | Key Benefit |
| Colorbond steel | New roofs and full replacements on large industrial and commercial buildings | Corrosion resistance and durability, engineered for Australian conditions and covered by a 20 year Bluescope Steel materials warranty |
| Galvanised metal | Buildings needing heavy-duty, durable sheeting | Structural strength and proven durability across Melbourne’s variable weather |
| Metal roof restoration | Existing metal roofs with surface corrosion, minor leaks and structurally sound sheeting | Cost effective life extension without full replacement cost |
This is the most common question we get from Melbourne property owners and managers, and the honest answer depends on the condition of the existing roof. Surface corrosion, isolated leaks and structurally sound sheeting usually point to restoration. Heavily corroded or widely failing sheeting points to replacement.
A useful way to think about it: restoration protects steel that is still doing its job. It cannot bring back steel that has already gone. Once corrosion has eaten through the coating and into the base metal — perforation you can push a screwdriver through, crumbling at the laps, rust bleeding along a whole run of fasteners — a coating applied over the top is cosmetic. It will look right for a while and fail in the same places. Conversely, a roof with chalked paint, patchy surface rust and sound steel underneath is a strong candidate for restoration, and replacing it is an expense the building doesn’t need yet.
We say so when repairs or restoration are enough. We won’t put replacement in front of you when it isn’t necessary.
Roof leaks cause significant damage to equipment, stock and building structures if they’re left to run. Water spreads laterally along a metal deck, so the point where it drips is frequently metres away from the point where it enters. We diagnose the root cause rather than the visible symptom, so the repair holds.
Our repair work covers leak detection and sealing, replacement of damaged or corroded sheeting, flashing and capping repairs, gutter and downpipe repairs, and assessment and repair of weather damage. Repairs are booked in and scheduled within our operating hours — Mon–Fri 7am–5pm and Sat 8am–12pm — and we plan access with your site manager so the work sits alongside your operations rather than across them. We work on industrial and commercial buildings throughout Melbourne’s northern and inner suburbs, including Northcote, Preston, Brunswick and Alphington.

Moss, lichen and biological growth are common on Melbourne roofs. Left untreated, they trap moisture against the surface, accelerating corrosion on metal roofing and deterioration on tiles.
Thorough cleaning is always completed before any recoating or restoration work, because coatings only bond to a sound, clean substrate. Skipping or rushing this stage is the single most common reason a restoration lifts and flakes within a few seasons. We match the pressure and technique to the roofing material so the preparation doesn’t damage the surface it is meant to protect.
Pressure cleaning is never carried out on asbestos cement roofing. High pressure water breaks apart the surface and releases fibres. Where a roof is or may be asbestos cement, we assess it for removal and replacement instead.
Plenty of commercial and older industrial buildings across Melbourne’s inner suburbs have cement or terracotta tile roofs, and we restore those as well. The mortar bedding that holds ridge capping in place deteriorates over time, cracking and letting water into the roof structure — one of the most commonly overlooked causes of commercial roof leaks.
We inspect the bedding and pointing across the whole roof and replace deteriorated mortar with a flexible pointing compound designed to move with the temperature cycles this climate puts a roof through. Rigid mortar cracks because it cannot. Addressing it early protects the building and prevents far more expensive repairs later.
A large industrial roof puts a great deal of water through its guttering, and blocked or corroded gutters back water up against flashings until it finds a way inside. We repair and replace gutters and downpipes on industrial and commercial buildings, and we handle that work as part of a re-roof or restoration rather than leaving it as a separate job for someone else.
Many older industrial and commercial properties across Melbourne have asbestos cement roofing, which must be removed before a new roof can go on. We provide asbestos roof removal with replacement by a new Colorbond roof, so the building leaves the process with a modern, long-lasting metal roof rather than a patched one.
The work is carried out in accordance with the Victorian Occupational Health and Safety Act, Environmental Protection Authority requirements and WorkSafe Victoria guidelines. The team wears full protective clothing, respirators and gloves. The area is thoroughly cleaned and vacuumed after removal, and the asbestos material is disposed of in accordance with environmental regulations. An Asbestos Clearance Certificate is provided on completion.
Our team holds Asbestos Awareness certification (10314NAT) and we operate a Cm3 qualified health and safety management system. Questions about how a removal will affect access to a specific part of your site are best answered at the on-site inspection, where we can see the building and the material for ourselves.
Where a building has an old slate roof, we don’t repair or restore slate and we don’t replace slate with slate. We remove the old slate and install a new Colorbond roof.
Before a property manager grants site access, the paperwork has to stack up. Here is ours, in full:
If the work is funded by an insurance claim, we can carry it out. We don’t provide claims advice, advocacy or documentation support — questions about what your policy covers should go to your insurer.
Tell us what you’re seeing and we’ll come and look at it. You’ll get a clear, honest read on what your industrial or commercial property actually needs — targeted repairs to stop a leak, a full roof replacement, or a restoration of the existing metal roof — along with a detailed, itemised written quote you can take to your board or your owner.

An ageing or damaged industrial roof does not improve with time. Small issues with metal sheeting, corrosion and flashing turn into structural problems, and structural problems turn into shutdowns. We have been looking after Melbourne’s industrial and commercial roofs for over 25 years, and we’ll tell you plainly what we find — whether that points to targeted repairs, a restoration or a full replacement.
