First Class Roofing carries out commercial roofing repair, restoration and replacement across Melbourne, backed by over 25 years in the trade. We work with building owners and property managers who need a roof scoped honestly, scheduled reliably and documented properly.

A commercial roof protects your building, your tenants and everything inside it. When it starts to fail — a slow leak, rust running along a lap line, or years of UV exposure and seasonal weather — the cost goes well beyond the repair itself. Disrupted operations, tenant complaints and repeated patch jobs that never quite hold are the real price of a roof that has never been properly assessed.

Our process starts with an honest assessment, not a sales call. We inspect the roof, document what we find, and give you a clear written options summary — a targeted repair, a restoration that extends the roof’s service life, or a full replacement when the roof has genuinely reached the end of its life.

Insurance, Safety and Site Compliance

Most property managers need this on file before they can grant site access, so here it is up front:

  • Public and product liability insurance up to $20 million
  • Plumber’s insurance
  • WorkCover
  • All work sites comply with Worksafe Victoria requirements
  • Qualified and licensed Roof Plumbers and Roof Tilers on every job
  • Compliance Certificate issued by the Plumbing Board on completion, confirming the work meets required standards
  • 10 year guarantee on workmanship, and a 20 year materials warranty from Bluescope Steel on Colorbond and steel roofing

We can carry out work funded by an insurance claim. We don’t provide claims advice, advocacy or documentation support — questions about what your policy covers should go to your insurer.

Our Commercial Roofing Services in Melbourne

Commercial buildings sit across a wide range of roof types, and the work they need varies just as much. These are the services we carry out on commercial property.

Commercial Roof Restoration

Where the roof has weathered but the sheeting or tiles underneath are still sound, restoration extends its service life for considerably less than a replacement. Restoration is largely a surface process — clean, treat, prepare and recoat — and the building underneath stays weathertight while it happens. On a genuinely sound roof it is the cost effective choice. On one that has already lost section, it is money spent twice, and we will tell you so.

Commercial Roof Repairs

Water spreads laterally across a roof, so the point where it drips inside is often metres from the point where it enters. We carry out leak detection, flashing and capping repairs, replacement of damaged or corroded sheeting, and repairs to weather-damaged roofing. Repairs are booked in and scheduled within our operating hours, and we plan access with your site manager so the work fits alongside your operations rather than across them.

Commercial Roof Replacement

When a roof is at the end of its life or repairs are no longer holding, replacement is the right answer. We replace commercial roofs in Colorbond steel, galvanised steel and flat metal, and we stage the work in sections small enough to close in before the end of each working day. Where a particular area of the building cannot tolerate an open roof, we plan the staging around it and set the sequence out in your written quote.

Colorbond and Metal Roofing

Colorbond steel is engineered for Australian conditions and is our most commonly specified system for commercial roof replacement. Every Colorbond and steel roof we install carries a 20 year materials warranty from Bluescope Steel alongside our 10 year guarantee on workmanship. We also supply and install galvanised roofing where heavy-duty, durable sheeting is the priority, and we install and restore flat metal roofing on low-pitch commercial buildings.

Tile Roof Restoration, Repointing and Re-bedding

For commercial buildings with cement or terracotta tile roofs, we carry out full tile roof restoration, along with repointing and re-bedding. The mortar bedding that holds ridge capping in place cracks over time and lets water into the roof structure — one of the most commonly overlooked causes of commercial roof leaks. We replace deteriorated mortar with a flexible pointing compound that moves with the temperature cycles this climate puts a roof through.

Gutters and Downpipes

Guttering on a commercial roof carries far more water than a domestic system. Blocked, corroded or failing gutters back water up against flashings until it finds a way inside, and the internal damage almost always costs more than the guttering did. We repair and replace gutters and downpipes, and we handle that work as part of a re-roof or restoration rather than leaving it for someone else.

Asbestos Roof Removal and Replacement

Many older commercial and industrial buildings still carry asbestos cement roof sheeting. It cannot be overlaid or patched, and on an operating site it is a compliance question before it is a roofing one. We remove asbestos roofing and replace it with a new Colorbond roof.

The work is carried out in accordance with the Victorian Occupational Health and Safety Act, EPA requirements and Worksafe Victoria guidelines. Our team holds Asbestos Awareness certification (10314NAT) and we operate a Cm3 qualified health and safety management system. The team wears full protective clothing, respirators and gloves throughout. The area is thoroughly cleaned and vacuumed after removal, and all asbestos material is disposed of in accordance with environmental regulations. An Asbestos Clearance Certificate is issued on completion.

Where a roof is slate, we do not repair or restore it and we do not replace slate with slate. We remove the old slate and install a new Colorbond roof.

What to Expect

Michael Lanyon leads on-site assessments personally. Here is how a commercial roofing project runs from first call to handover.

  1. Tell us what you’re seeing. Call 0412 069 632 or complete the enquiry form. Tell us about the building, the issue you’ve noticed and the suburb it sits in.
  2. Free on-site inspection. We attend the property and inspect the roof properly — surface condition, laps and fasteners, flashings and penetrations, gutters and drainage, and any evidence of water ingress. Findings are documented.
  3. An itemised written quote. You get a plain explanation of each option — repair, restoration or replacement — and an itemised written quote so you can see exactly what is included. No pressure and no upselling.
  4. We complete the work. Our qualified and licensed Roof Plumbers and Roof Tilers carry out the agreed scope. If anything changes on site we discuss it with you before we proceed, not after. We keep your site manager updated as the job moves.
  5. We leave the site clean. A full site clean at the end of every day, a final inspection with you on completion, and your warranty and compliance documentation in writing.

Our prices are competitive and we are upfront about cost. What we’re aiming for is value for money over the life of the roof rather than the lowest number on the day.

Frequently Asked Questions

What is considered commercial roofing?

Commercial roofing covers any roofing work carried out on a business or industrial building rather than a home. In practice that usually means larger roof areas, longer runs of guttering, more complex access, and work that has to be scheduled around a building that is still operating. The materials are often the same ones we work with on residential roofs — Colorbond and other steel, galvanised sheeting, flat metal and tile — but the scale and the planning are different.

How do I know if my commercial roof needs repair, restoration or replacement?

It depends on the roof’s actual condition, and that is what the inspection is for. Localised damage or isolated leaks on an otherwise sound roof usually point to a targeted repair. Widespread surface weathering over sound sheeting or tiles is often a strong restoration candidate. Replacement is the right call when the roof has reached the end of its life or repeated repairs are no longer holding. We inspect thoroughly, explain each option, and document what we found so you can justify the decision to whoever needs to sign it off.

Do you handle asbestos roof removal on commercial buildings?

Yes. We remove asbestos roofing and replace it with new Colorbond, in accordance with the Victorian Occupational Health and Safety Act, EPA requirements and Worksafe Victoria guidelines. Our team holds Asbestos Awareness certification (10314NAT) and we operate a Cm3 qualified health and safety management system. An Asbestos Clearance Certificate is issued on completion.

Do you work on slate roofs?

We do not repair or restore slate, and we do not replace slate with slate. What we do is remove the old slate roof and install a new Colorbond roof in its place.

What is the 25% rule for commercial roofing?

It is a widely cited industry rule of thumb — not a First Class Roofing standard and not a threshold we assess against — suggesting that once more than a quarter of a roof needs work, replacement is usually better value than continued patching. We don’t measure your roof against that percentage or any other. Our recommendation comes from what we find on site, and we’ll walk you through the reasoning.

What warranties do you provide?

A 10 year guarantee on workmanship on every job, and a 20 year materials warranty from Bluescope Steel on Colorbond and steel roofing. On completion you also receive a Compliance Certificate issued by the Plumbing Board confirming the work meets required standards. It is all provided in writing.

What are your operating hours?

Monday to Friday 7am–5pm and Saturday 8am–12pm. All inspections and works are scheduled within those hours, including urgent repairs, and we confirm your start date in advance so your tenants and building users can be notified.

How much does commercial roofing cost?

It depends on the roof size, the material, access and whether repair, restoration or replacement is the right answer. Rather than publish figures that may not reflect your building, we inspect it free of charge and give you an itemised written quote — affordable, competitively priced and with no hidden costs. If anything changes on site we discuss it with you before proceeding.
